Our office located in Torrance, CA is open from 9 a.m. to 5 p.m., Monday through Friday except holidays. A 24 hour live answering service is available for tenants when the office is closed. Field supervisors have cellular phones for prompt communication with on-site personnel, the office, workmen or the clients.
The financial services
Include the collection of rents and other receipts and depositing them into a trust account with Union Bank. All approved bills are paid promptly. Monthly statements reflecting the receipts and disbursements, including the paid bills, are audited and mailed to the client within the first week of the following month. Budgets are prepared for each project to guide and project cash flow from operations.
Maintenance and repair services
Are handled by independent handymen and contractors. For all major repairs or replacements, bids are obtained for the client to review and select the contractor.
Tenants are carefully screened
For credit worthiness and ability to pay rent. A tenant’s credit report is obtained as well as a search for prior evictions. Mabry handles the servicing of 3-day and 30-day notices and coordinates with an attorney for legal evictions. A follow up procedure is implemented to collect on any judgement for non-payment of rent.
Other services are provided by our South Bay property management company, and many are tailor made to suit the client’s needs. These services can be discussed in more detail when we meet.Probably the most important service we provide is to relieve the client of dealing with tenant problems and other stressful situations which always occur when dealing with the public.
